Rental terms applicable from 01-04-2025

You are most welcome in our carefully decorated vacation house. However, it is necessary to have clear agreements so that there are no misunderstandings and so that you and the guests after you will find the house in prerfect condition.
When you make a reservation directly with us, the owners or through a rental agency/site, you agree to the rental conditions below. Please read them carefully. If there is anything unclear or if you have any questions, please contact us.
Definitions:
- Tenant: the customer renting a vacation home.
- Landlord: the owner of the rented vacation home.
- Arrival Date: the commencement date of the stay in the Accommodation, as agreed between Landlord and Tenant for the relevant booking.
- Accommodation: vacation home Moose Lodge, Rue des Renoncules 25, 6940 Barvaux
Deviations from these terms and conditions can only be made if the lessor has previously agreed to them in writing. In this case, these general terms and conditions nevertheless continue to apply in a complementary manner. The tenant can therefore in no case claim the application of his own conditions, if any, whatever they may be.
These rental conditions are subject to Belgian law. All disputes, which could arise from this agreement are subject to the exclusive jurisdiction of the Belgian Courts.
Payment terms:
Each reservation is requested through the mollie payment system through the website. It is possible that due to circumstances the reservation is canceled by the landlord, this will be indicated within 24 hours and the amount paid will be immediately refunded to the tenant.
For reservations made more than a month before arrival date, a 30% deposit is required.The remaining amount must be paid in full no later than 21 days before arrival.
Reservations made less than one month prior to arrival date will immediately be charged the full rental amount plus security deposit.
If the landlord has not received the amount by 21 days in advance, then the landlord reserves the right to cancel the booking for non/non-timely payment. This without the tenant being able to claim a refund of the deposit paid or without claiming any compensation.
Cancel:
Cancellation is possible with the exception of summer vacation (see below) subject to the following:
– up to 2 months before rental start date = Free (excluding file fees, see below)
– up to 1 month before starting dates= the 30% deposit paid
– 1 month to 14 days before start dates= cancellation costs 50% rent plus file fees
– 14 days until start of rental period= cancellation costs full rental price plus file fees
summer vacation: (always including file fees)
– cancel before April 1= cancellation fee 10% of total rent
– cancel between April 1 and June 1= cancellation fee 50% rent
– cancel after June 1 = cancellation fee 75% rent (amount on contract) or
– 31 days to start rental period = full rental is cancellation fee.
To avoid reservation-shopping, we always charge a file fee of 55€ (weekend, midweek), 75€ (week rental), 75€ per week for longer rental periods in case of any cancellation (after we have received the reservation amount).
If the tenant does not use the vacation rental or leaves it before the end of the rental period, no compensation will take place and the tenant will still owe the tenant 100% of the total price of the stay.
We recommend that the renter purchase cancellation insurance.
Guarantee:
A deposit of 500 euros is required.
The deposit will be refunded within a week after the stay if no damage was found, minus what the tenant still owes the landlord. These are e.g. the costs for consumption of drinks (if desired) and purchase of care products (if desired).
The cottage will receive you in impeccable condition. Damages or problems must be communicated to us before 24h the day of arrival (according to contract).
Have you made any damage, stains, broken glasses, cabinets broken, ….dan must be communicated to us within your rental period. We will do inspection after your rental period. If we discover damage (e.g. stains, cracks, breakage…) you will be informed within 24 hours after your rental period, either by telephone or other media. If the cost exceeds the deposit, the cost will be recovered from the tenant and the family insurance may be used. Damage incurred in such a way that the next rental period, following yours, cannot take place (e.g. sofa broken, bed broken, stove broken, table broken….) will also be charged for the cancellation of the next rental period together with the costs of restoring the vacation home to a perfect state. You will be notified by registered letter.
We recommend that our tenants purchase rent deposit protection insurance to reimburse any repair costs in the event of damage. Contact your own insurer to see if this is possible

Obligations:
Landlord’s obligations:
The landlord is obliged to provide the accommodation as indicated in the description of the vacation home. The landlord guarantees that the property corresponds to the description on the website and that it is suitable for the maximum number of people stated.
Moreover, the landlord guarantees the good state of maintenance, cleanliness and operation, as well as the suitability of the house, its contents and its outbuildings, specifically the gardens, outdoor furniture, sauna.
Tenant’s Obligations:
The tenant is obliged to use the vacation home carefully as a good housekeeper, in accordance with its purpose (recreation).
Suspected abuse, subletting or failure to respect the internal regulations (available for inspection in the house) mean with immediate effect the end of the contract in which we retain the right to the deposit to compensate for expenses incurred.
The renter is obliged to return the accommodation in a timely manner (as agreed in the agreement) and in the same condition as at the start of rental period.
Group composition and maximum capacity:
The cottage is mainly intended to accommodate family and friends groups with a maximum of 8 people.
The cottage is located in a quiet natural area and therefore not suitable for groups who want to party loudly. No loudness on the terrace after 10pm.
No groups wishing to host bachelor parties, student parties, drinking parties, sex parties,… will be accepted.
The composition of the group of guests is entered by the tenant in the reservation form and confirmed by the landlord in the reservation confirmation. The tenant is responsible at all times
for the composition of the group.
If discounts have been granted for 1-2 pers or 3-4 pers stays, the other bedrooms and bathrooms will be closed. These granted discounts will expire if there are more persons staying than agreed upon.
For reasons of fire safety and fire insurance, the number of holidaymakers must never exceed the maximum capacity. If the aximum capacity is exceeded, the rental agreement will be considered terminated by right and access to the vacation home will be denied or you may be asked to leave the vacation home, without claiming a refund of the rent or without claiming any compensation.
Pets:
There are 2 pets welcome in the vacation home. After consultation and agreement via email from the owner, this may be deviated from. When the owner determines that more pets are present than agreed upon, 50 euros will be deducted from the deposit per additional pet.
The landlord is happy to allow pets, but still receives guests without pets. Hence, dog owners are asked to respect a few things. We ask that pets be treated against fleas and ticks.
The tenant provides their own sleeping and feeding equipment. 1 food and water bowl will be provided.
Please let the pet dry off or dry off, after a walk, before entering the vacation home. The dog shower offers a great added value in this regard.
Guests do not leave the pet alone in the vacation rental except in the garage and if you are sure the dog will not have fear and/or bark loudly then. Put the present window on tilt for fresh air.
This is to prevent the abandoned animal from being overwhelmed by fright in an environment that is strange to it, with the possibility of damaging its interior.
Pets are not allowed on the seats (in an emergency and under supervision, yes, but the seat must be well covered with your own blankets brought with you). The dog is ABSOLUTELY not allowed in the bedrooms for hygiene reasons.
We ask you to avoid the dog doing his needs on the terrace, take him for regular walks to avoid this. As you are used to, please clean up the dog poop during the walk or in the forest in the back in a dog poop bag. You can deposit the poop bags in the green part of the duo bin. NOTE: Only green biodegradable dog poop bags are allowed in the green bin!!! If the owners determine that the dog poop has not been cleaned up, a fixed charge of 50 euros will be made.
If pets cause damage to the home or garden, this will be deducted from the security deposit. Check if your family insurance will cover damage caused by your pet.
The landlords bear no responsibility for diseases or injuries suffered by pets during their stay.
Arrival:
Arrival according to the times on the website. In consultation with the owner may deviate
be from the usual times of arrival, because this is not a problem if there were no departing tenants on the same day.
You can enter the house through an electronic lock that can be controlled with your smartphone. The codes will be communicated to you by e-mail a few days before arrival. Inside, additional 2 sets of keys are available (also for the garage door which, however, can also be operated with the present remote control).
!!!! The house is secured with cameras. There is 1 camera in the front doorbell and it stays on at all times, please be aware of that.
There is a2nd camera behind that overlooks the terrace and garden. This camera is turned off upon your arrival: you can verify this by the fact that the blue light on the camera will NOT be on when you are in sight, nor will the camera’s lamp turn on.
The3rd camera is inside, next to the radio, you can slide the cover for the camara yourself, or unplug it.
There is parking for 2 cars in front of the house. Please note: there is a charging unit for an electric car to the left of the house, you must leave that place free, because this charging point is public. You can also charge your own car, please do so preferably at night, you will not pay extra after 5 hours. Give us your card number via email and we will activate your parking space at night and give you a 10% discount on the public price for charging. Furthermore, there are parking spaces opposite the house in the otherwise very quiet street.
Read the manuals for all equipment carefully. There are displays everywhere, and the more comprehensive manuals are in the small chest of drawers in the living room. This will minimize the chance of damage to equipment.
Departure
See the departure times on the website, this can be deviated from by agreement.
A comprehensive checklist you will see in the house at the exit, tick it off when you leave so you can’t forget anything and thus avoid damage (in case of burglary) or other calamities and thus costs.
Certain damages can only be determined during the thorough final cleaning. The landlord reserves the right to make a final site survey once this final cleaning has been performed.
The vacation home is fully cleaned before being used, including with a high end steam machine (Eco Diamond) where (also the beds themselves) are hygienically cleaned. When leaving the house, the house has to be left tidy, you are expected to leave the house in a normal state of cleanliness.
– Sweeping the rooms
– Turn on dishwasher.
– Cleaning barbecue and grates after use
– Empty, clean and put household appliances (fridges, oven, microwave, hob, small household electro,…) in their intended place
– Sort waste as described in waste disposal
– Garbage cans clean
– Take the sheets off the beds and deposit them in the laundry baskets or on the floor in the pantry. Do not throw wet towels in a pile!
– Leaving the toilets decent
– Closing windows and doors
– Turning off all lights
If the house and/or garden is left in a non-normal state of cleanliness upon departure, the owner has the right to charge additional cleaning hours and this at 40,00 euros per hour.
Waste disposal:
The tenant undertakes to sort his waste correctly according to the procedure described. The Municipality of DURBUY has strict rules for waste sorting and provides for high fines when garbage is not sorted correctly.
The landlord provides trash bags in each trash can as standard.
When leaving, take the garbage bags from the trash cans inside and deposit them in the gray part of the duobucket container.
Residual waste and organic waste (vegetable, fruit and garden waste)
Duo bin/container: place all trash in the DUO bin/container in a proper manner.
– GFT (Vegetable, Fruit and Garden) waste in the GREEN part of the container
– Residual waste: in plastic bags in the GREY part of the container
– Collection is on TUESDAY: Please place DUO container in the street. After collection please put duo container back in the provided place on the property.
In the pantry there are bins for paper, glass and PMT, please sort these in there

Moose Lodge is licensed by the city of Durbuy and registered/recognized with Tourisme Wallonie
under number CGT
This means that we must meet certain quality requirements imposed by the Code Wallon du Tourisme.
